New age-restricted community approved south of Brownwood

An age-restricted community of more than 1,000 homes is planned on the south side of State Road 44 across from the end of Buena Vista Boulevard.

The Cresswind Wildwood Planned Development would be built in four phases and would include 500 to 800 single-family homes and up to 150 paired villas. It will be south of the Water Wheel Adult Mobile Home Community.

The project was on Monday’s agenda of the Wildwood Planning and Zoning Committee, but was delayed until the Feb. 7 meeting at the developer’s request. The developer is listed as Kolter Acquisitions, a division of the Kolter Group of West Palm Beach.

Several nearby residents came to the meeting, but left after they were told of the delay.

At least 25 percent of Cresswind’s 358 acres would be open space and buffers from other nearby developments would be required. Lakes consume about 25 acres and six acres would be set aside for recreation.

According to proposed ordinance, four amenities would be required for the first 300 homes with an amenity added for each additional 50 homes. A network of sidewalks is required to encourage walking and bicycling.

New roads will be built and existing roads, including Heritage and NE 49th boulevards, will be vacated.

Construction must begin within two years of adoption of the final development agreement.

Despite the project’s location across SR 44 from The Villages, no connection to The Villages developer is apparent. But The Villages hid its involvement in the Village of Fenney project along County Road 468 until Wildwood officials approved that project early last year.

In other business, Special Magistrate Archie O. Lowry Jr. recommended approval of a site plan for a 19,787-square-foot Aldi grocery store in the Trailwinds development north of County Road 466A west of the Sandhill golf course.

Lowry questioned whether 79 parking spaces are enough for store and was assured by project engineer Roger Strcula that they will be adequate.

Strcula also said the store will be several thousand square feet larger than the Aldi store on U.S. 27-441, but smaller than Publix and Winn Dixie stores. It is expected to open by the end of the year.

Lowry also recommended approval of plats for four Village of Fenney neighborhoods, including the 78-home Lantana Villas, the 62-home Tupelo Villas, a 108-home neighborhood and a 123-home neighborhood.
