Billed as “turn key” and “in a league of it’s own,” a palatial lake view home on Clearwater Run in the Village of Bridgeport at Miona Shores was recently listed for  $2.4 million — possibly the most costly home ever offered in this adult lifestyle community. A July open house brought a larger number of curious Villagers and visitors than most other premier homes attract, but with few serious nibbles so far.

The expanded Sanibel model, with four bedrooms, three baths and a den, comprises just under 4,000 square feet of climate controlled space, plus a 3 1⁄2 car garage. From the street, the home has positive curb appeal, with artful landscaping and a sizeable fountain — but is not markedly unique when compared with other pre-owned Villages homes which list for half this price or less.

There is no appreciable yard beyond the large screened lanai in back, which houses a spectacular, if not ostentatious, pool and summer kitchen area. Life-size gold statues of Venus and David, plus sculptures of flying birds, decorate the outdoor space. A fire pit, which appears to float above the water, is impressive, as is the dual curved staircase leading into (and out of) the water.

Beneath the rear fence, there is a margin of scruffy land leading to a wide, open lake view. While the properties on either side have docks for small boats, this home does not.

Home pricing boils down to simple economics – the law of supply and demand. Homes built on waterfront lots command premium prices, because humans find open spaces desirable; and simply, because there is a limited number of these prized lots available. Lake Miona opens to a public park on Rainey Trail, so while usually tranquil, it is certainly not private.

The home’s interior would score higher than most homes on a ‘luxury appeal’ scale, with rich faux-finish earth-tone walls, fluted crown molding and ornate overhead light fixtures. Off-white ceilings are accented by exquisitely painted inverted tray sections in several rooms, and tiled floors, bathroom features and granite countertops all provide tasteful textures.

High quality wood furnishings and custom cabinetry are set off by beautifully upholstered seating in rich creams, golds, navy and tan fabrics. The split floor plan allows privacy for guests or extended family and a dining table which comfortably seats 12 can provide a festive focal point for daily living.

Waterfront homeowners can enjoy the year-round parade of foliage changes and wildlife activity. Spectacular sunrises and sunsets are all part of the package, but one need not purchase a home with this premium price tag to enjoy nature from their windows.

It is human nature for some folks to enjoy a peek into what they consider “the ultimate” in Villages living. Real estate professionals use the term ‘Lookie Lucies and Louies’ for residents from more modest abodes who attend ‘open houses’ to get decorating ideas or to glimpse how ‘the other half’ lives. Some say they’d love to sleep in that gigantic bedroom or make pancakes on a six-burner stove.

This is clearly a special property… but is this ‘mansion’ worth a two-million-dollar-plus price tag? Only you can be the judge.
