Construction of two family residential developments south of the Florida Turnpike near the Villages of Southern Oaks could begin next year. Neither is connected to The Villages.
Special Magistrate Lindsay C.T. Holt recommended approval by the city commission of comprehensive plan amendments and zoning changes for both projects at a meeting Tuesday of the Wildwood Planning and Zoning Committee.
The Enclave at Warm Springs, developed by Luxury Leased Homes USA, would have 206 single-family homes on about 20 acres near Bigham Trail and Warm Springs Avenue.
A total of 411 homes are planned along with commercial development for the One Hundred Oaks project built by Kolter Land Partners on about 120 acres along U.S. 301 near Marsh Bend Trail.
Melanie Peavy, Wildwood development services director, said the two projects will boost diversity in the city’s housing types.
“The city does have the need for mixed-use housing,” she said.
City water and sewer lines must be extended to reach both developments.
One Hundred Oaks would add an estimated 118 students to the Sumter County School District. Some road improvements may be needed.
Adjacent to The Villages, The Enclave at Warm Springs would add an estimated 59 students to the school district. Road improvements may Jose Kreutz, a partner with Luxury Leased Homes, said construction of The Enclave will begin after city approvals are completed.
“We would hope to get going by the middle of 2022,” he said.
Kreutz said The Villages expansion and “all the activity in the area,” are inspiring other developers.
John Curtis, senior land development manager with Kolter Land Properties said construction of One Hundred Oaks would begin sometime next year.
“We have a way to go,” he said, citing site plan and planned development approvals.
