The Developer has written a letter to Community Development District 7, assuring the supervisors that all proper planning and permitting has gone into the development of the Villages of Fruitland Park.
CDD 7 supervisors had sent a letter to the Developer expressing concerns about the possible pressure of golf cart traffic from the more than 2,000 homes to be built in Fruitland Park. Supervisors have expressed worries about the pressure the new residents will put on the golf cart tunnel under County Road 466A at Colony Cottage Recreation Center.

“As the developer of the Villages, we have gone through the same planning, permitting and entitlement work for this area of development as we have for the rest of the community,” Mark Morse wrote in the letter. “We try to look at every aspect of the development process along with what will be available at build out.”
Currently, there is no plan for an additional golf cart tunnel under CR 466A.
“Traffic patterns change when additional amenities such as golf courses, recreation center or shopping opportunities are added. Those opportunities, along with existing traffic patterns, help to shape the movement of users through the community,” Morse wrote.
He added that The Villages has relied on a “very successful formula.”
CDD 7 supervisors have also indicated concern about the pressure the new residents from Fruitland Park will put on the already-busy Colony Plaza shopping plaza.
But recently, Villages Vice President for Community Relations Gary Lester indicated that more shopping will be made available for the new Fruitland Park residents.
