Once a sleepy railroad town, Wildwood has a bulging portfolio of development projects that could add tens of thousands of new residents by 2030.
Those projects include nearly a dozen residential developments, 19 commercial and office projects, two mixed-use developments and about a half dozen senior care facilities. A complete list of projects was detailed recently in a report to the City Commission by development services director Melanie Peavy.
Wildwood’s city limits stretch from the Oxford area near U.S. 301 and County Road 466 to the proposed turnpike interchange at County Road 468. The city overlaps The Villages, which is unincorporated, so some Villages developments such as Pinellas Plaza and Brownwood are included.
Two of the largest residential projects, Landstone and Wildwood Springs, were proposed in 2008, but have been delayed. Some of the other projects have been completed while others are under construction or still in the plan review stage. The city’s 2013 population was 6,594.
Here’s what’s on the Wildwood drawing board:
RESIDENTIAL:
- Landstone: Plans for 8,000 homes on 4,000 acres of annexed land south of County Road 470 were proposed in 2008. Permits recently were extended to 2021, but the property recently sold to Wildwood Ranch.
- Wildwood Springs: A master plan approved in 2008 called for 3,000 residential units on 1,046 acres south of County Road 468 and west of County Road 501. Permits recently were extended to 2021-2031 for all three phases.
- Lakeside Landings: Construction is proceeding on 201 new homes south of County Road 472 and east of County Road 117.
- Grand Oaks Manor: This is a 392 single-family residential subdivision north of County Road 472.
- Alden Bungalows: This Villages neighborhood will have180 homes near the Brownwood Town Square, west of Powell Road.
- Antrim Dells: A 182-home Villages subdivision east of Brownwood Town Square and nearly completed. s: 301.
- Oxford Crossings Apartments: A total of 600 units are planned south of County Road 472 and east of U.S. 301.
- Triumph South Planned Development: Plans developed in 2010 called for 113 single-family homes starting in the low $100,000s..
- Oxford Oaks: This is a 295-unit subdivision west of U.S. 301 north of County Road 214, now in its second phase.
- Oxford Crossing: Plans call for 749 residential units and 145,000 square feet of commercial or institutional space south of County Road 472 and east of U.S.
- Peppertree Village: This is a 106-home subdivision south of County Road 222 and west of U.S. 301.
- Parkwood Minor Site Plan: A park with a 360-square-foot pavilion; volleyball, tennis and basketball courts; and a playground within the Parkwood development east of County Road 103 and north of Woodridge Drive.
COMMERCIAL:
- Pepper Tree Plaza: This is a retail shopping center with 14,820-square-foot drug store and 16,500-square-feet of additional retail space west of U.S. 301.
- Duke Energy: Plans call for construction of a 29,400-square-foot transmission operations center, substantial yard improvements and an expanded storage building north of County Road 462 at the railroad right-of-way.
- Signature Village: Retail center of 13,850 square feet along County Road 44 south of Brownwood Town Square.
- Auto Zone: Plans call for a 7,381-square-foot building for auto parts sales along County Road 466.
- Alliance Coach: Plans call for a 2,500 square foot detail center and 600-square-foot employee pavilion south of State Route 44 and east of U.S. 301.
- Miryala Office Complex: Plans call for a two-story, 10,546-square-foot office building south of County Road 466 and east of U.S. 301.
- Fort Knox Self Storage: Plans call for a 73,750-square-foot storage facility south of County Road 462 and east of U.S. 301.
- Compass Storage Facility: Plans call for a 99,832-square-foot self-storage facility south of County Road 466 and east of U.S. 301.
- Nash Modular Office: Plans call for an 864-square-foot modular office west of U.S. 301 and north of County Road 521.
- Baltic Properties Oxford Office: Plans call for adding a paved entrance and four parking spaces to use as a commercial office south of County Road 466.
- Pinellas Plaza – Bank of America: Plans call for a 3,761-square-foot branch office.
- Pinellas Plaza – Wells Fargo: Plans call for a 3,307-square-foot branch office.
- Pinellas Plaza – Chase Bank : Plans call for a small branch office.
- Pinellas Plaza – First Avenue National Bank: A 3,414-square-foot bank branch branch office.
- Harry Hamer Parcel 2 Block B: Plans call for a 4,000-square-foot office and warehouse southeast of County Road 521 and northwest of U.S. 301.
- Piedmont Goodwill: A 26,568-square-foot Goodwill store has been completed south and west of County Road 105.
- My Garage: Plans call for two 11,250-square-foot buildings with nine storage units south of County Road 156.
- Lester Bait and Tackle: Plans call for a 5,560-square-foot building in the Brownwood commercial district.
- Goedken’s Garage: Plans call for an 11,008-square-foot building for golf cart service in the Brownwood commercial district.
- Waste Management: Plans call for a concrete slab for an employee break area, sidewalk and dumpster pads near County Road 462 and U.S. 301.
- Bigham Hide: Plans call for a concrete slab for 7,000-square-foot crop bin along U.S. 301.
- Sand Trap Golf: Lighting installation for a golf driving range in the Oxford area.
- Amy Reed Pittman law office: Renovation of existing residence for an office.
MIXED USE:
- Novillo Mixed Use: Plans call for 96 residential units and 35,000 square feet of commercial space south of State Road 44 and east of County Road 179.
- O’Dell Planned Development: Plans call for 40,000 square feet of office space, 220,000 square feet of commercial space and 1,000 homes south of County Road 462 and west of U.S. 301. The project also involves the realignment of County Road 462.
- Trailwinds: This project was planned north of County Road 466A and east of County Road 462. Plans called for a 296-bed independent living facility, a 461-bed assisted living facility., 400,000 square feet of commercial space and 200,000 of office space. The property now available for sale, possibly to The Villages.
ASSISTED LIVING/MEMORY CARE:
- Bright Oaks Assisted Living Facility: Plans call for 58 assisted-living beds and 33 memory-car beds near Powell Road and County Road 466A.
- Elim Senior Care Facility: Plans call for a four-story, 187-bed independent living facility, 42-bed memory care unit, 64-bed assisted living facility and a 1,0750-square-foot church with a total of 361,824 square feet near Woodridge Drive and County Road 103.
- Rosecastle Assisted Living Facility: Plans call for a three-story, 90,751-square-foot assisted living facility north of Huey Street and west of Powell Road.
- Wildwood Retirement Residence: Plans call for demolition of a two-story frame home and two metal buildings to construct a three-story, 132,612-square-foot independent living center north of County Road 142 and east of Powell Road.
- Oxford Assisted Living and Memory Care Facility: Plans call for a three-story, 54,128-square-foot building for a 103-suite facility north of Woodridge Drive and east of County Road 103.
- Mission Oaks Phase 2: Plans call for a 28,855-square-foot, 33-unit assisted living facility south of County Road 214 and west of U.S. 301.
MISCELLANEOUS:
- Old Wildwood library: Conversion into a public works office north of Huey Street.
- Wildwood Acres Community Center: Plans call for a 2,660-square-foot community center with parking and other improvements in this mobile home community along Shawn Avenue.
- Oxford Oaks Postal Center: A water and sewer connection is sought for the first development phase west of U.S. 301 and north of County Road 466.
- San Pedro Altar Addition: Plans call for an addition of 1,600 square feet to the existing church near Rutland and Gamble streets.
