A wrecking ball will soon make room for retail development across from Brownwood.

A wrecking ball soon will demolish the former O’Shea’s Sports Pub across State Road 44 from Brownwood’s Paddock Square now that the site plan for a retail development has been recommended for approval.

The recommendation Tuesday by Wildwood Special Magistrate Archie Lowry Jr. at a meeting of the Planning and Zoning Board is subject to city commission approval.

“As soon as we get our permits, we’re ready to go,” said civil engineer David Beyer, who works with the developer. The owner is Steven W. Parramore.

Signature Village, a 17,350-square-foot retail and office development, will include four one-story buildings plus parking and other improvements.

Beyer said Starbucks, which had signed a letter of intent to locate in the development, recently pulled out and the developer is seeking other tenants.

Besides the coffee shop, the project was expected to include stores of 3,750 and 1,600 square feet plus a smaller retail space that would be divided among three or four stores. But the space now has been reconfigured and about 3,000 square feet was added.

Next door, construction has begun on nine retail units of the Chesterfield Villages Plaza. After those units are leased, developer Alpesh Patel said he hopes to add another nine retail units. He said the units could accommodate medical offices or a bank.
