Three separate property owners plan to pool their efforts to build a commercial complex on the northwest corner of Powell Road and County Road 44A near Brownwood.
Rezoning the 7.7-acre site to general commercial-downtown from general commercial-neighborhood was recommended Tuesday by the Wildwood Planning and Zoning Board special magistrate.
The site, across the road from the Alden Bungalows, is owned by Brownwood Properties, Lenard Powell Properties and Bryan Hoang. A house on the site would be torn down.
“It’s a joint effort,” said project engineer Ed Abshier, who submitted the rezoning application. “We have started developing the site all working together.”
He said all three property owners want access to both roads and could construct separate or joint buildings. Sewer and water services would be extended from Wildwood’s Millenium Park to the north.
Abshier said the property owners want to build some kind of commercial complex, possibly with medical offices, but specific plans have not been developed.
Planning and Zoning Special Magistrate Archie Lowry also recommended rezoning 4.2 acres on the east side of U.S. 301 south of County Road 466 in the Oxford area to general commercial-highway. A single-story office building of 7,500 to 10,000 square feet is planned for the site, which is next to a landscaping business.
