Two more Village of Fenney neighborhoods were recommended for approval Tuesday by the Wildwood Planning and Zoning Board.
Special Magistrate Archie O. Lowry, Jr., recommended that the city commission approve plats for 129 single-family homes designated as Village of Fenney Unit 2 and 63 villas in the Longleaf Villas subdivison. He also recommended approval of the site plan for another portion of Fenney Way, the main road into the development.
Last month, the Wildwood City Commission approved plats for three other Fenney neighborhoods and site plans for two recreation centers.
Construction began in early May on the latest addition to The Villages, which is several miles down County Road 468 from State Road 44, the current Villages southern boundary.
The first homes are expected to be available early next year. Fenney eventually will have 3,000 homes and 160,000 square feet of retail space on 1,047 acres.
The Wildwood Springs company owns the land and is developing the infrastructure while The Villages, through a company known as RP Fenney, is building and marketing the homes. A development agreement between the two companies was enacted on April 29.
Before recommending the two new neighborhoods, Lowry focused his questioning on garbage pickup and fire protection. Assistant city manager Jason McHugh said garbage will be collected through the city’s contract with Waste Management and the area will be serviced by a nearby fire station through Sumter County.
Lowry also asked about storm water drainage on the second portion of Fenney Way and was told that it will have curbs and gutters unlike the first portion of the road.
In another case, the special magistrate also recommended approval of a site plan that calls for demolishing a house on the south side of County Road 466A about a quarter mile west of Powell Road to build an 8,442-square-foot medical office building for Dr. Fariborz Delbakhsh and two other physicians.
