A 371-unit apartment project is headed for the north side of Wildwood’s Huey Street across from Millennium Park.

Commissioners Monday approved a developer’s agreement with SoLiv Wildwood and a revised plat.

Units will be in 10 buildings with expected completion in mid-2027. One building will have 95 units and the rest will have 24 units each.

The Planning and Zoning Board does not review revised plats.

The original project called for 250 multifamily units and 110 townhouses. A traffic study was completed for that configuration and an all-apartment community is expected to generate less traffic.

Melanie Strickland, development services director, said several projects have been proposed involving this property but none materialized.

Water and wastewater fees of $1.9 million will be assessed to the developer. Half of the fees are due upon application and the other half when a certificate of occupancy is issued, under the developer’s agreement, which includes utility easements.

The developer is required to build a 155-foot right-turn lane on Huey Street at Powell Road. A traffic study determined that signals at that intersection may not be needed.

The developer also must provide access across Huey Street to Millennium Park.
