Construction of a 270-unit multifamily development behind the Oxford Oaks subdivision could begin soon.

Wildwood commissioners Monday approved a developer’s agreement and site plan for the project on nearly 50 acres along County Road 509.

The Summerfield Cottages project includes 168 three-bedroom and 108 two-bedroom units. Three to six units will be clustered in each of 56 buildings.

The developer is Sumter Development Partners and the owner is Robert A. Shoemaker III.

Of more than 1,000 parking spaces, there will be 440 garage spaces, 461 surface spaces and six handicap spaces.

Amenities include a 4,012-square-foot clubhouse, pool, three pickleball courts and a walking path.

A developer’s agreement outlines responsibilities for bringing water and sewer services to a new area.

The developer is expected to spend $363,407 building a 20-inch water main for 140 feet along County Road 209 and a 12-inch water main for 980 feet along County Road 214.

Reimbursement by the city will come from pioneer credits paid by utility customers for up to 10 years.

System development charges of $445,568 for water and $933,993 for wastewater will be assessed to the developer, who is responsible for service lines within the development.

When completed, Summerfield Cottages is expected to use 300 gallons of water and emit 250 gallons of wastewater per household daily.
