The final plat for the first phase of the Beaumont development was given a green light Tuesday by the Wildwood Planning and Zoning Board.
Special Magistrate W. Grant Watson recommended the approval of the plat, which includes 133 single family homes, 134 townhouses and 14 commercial lots on 154 acres. The Wildwood City Commission probably will vote on the plat later this month.
The Beaumont property is across County Road 466A from Pinellas Plaza, next to Trailwinds Village. Site work began last spring.

The first phase, slated for completion by the end of next year, is only a portion of what is planned on the property.
Beaumont eventually will have 271 single family homes located along three streets near the rear of the property, according to an initial plat approved a year ago. Townhouses will be built closer to CR 466A on the southeast side of a wetland and storm water retention area.
A previous developer planned a six-story high rise building, but maximum building height now will be 35 feet. The current owner is listed as KLP Villages. The neighborhood will be gated, but without street lights.
Commercial sites, situated along CR 466A and County Road 462, could include stores, institutional uses like an assisted living center or a hotel.
The Beaumont Community Development District was created to build the infrastructure and manage the property. It plans to spend $16.7 million on improvements including $2.2 million for roadways. WholeLife Properties of Texas first announced development plans for the site in December 2015. The land was sold after WholeLife declared bankruptcy in June 2016.
