Home construction soon may begin on the Beaumont property across County Road 466A from Pinellas Plaza and next to Trailwinds Village.
Wildwood commissioners Monday night approved the final plat for the first phase of the development. Site work, including land clearing, roads and utilities has been progressing since last spring.
Slated for completion by the end of next year, the first phase includes 133 single-family homes, 134 townhouses or duplexes and 14 commercial lots on about 154 acres.
Single-family homes are planned for the rear portion of the property while townhouses or duplexes will be built behind the commercial lots along CR 466A. Commercial uses could include stores, a hotel or institutions like an assisted living center.
The center portion of the property will be reserved for future development, according to a site plan. The neighborhood will be gated without street lights.
Eventually, Beaumont will have 271 single-family homes along three streets. A wetland and storm water retention area are planned for the center area.
The Beaumont Community Development District was created last year to build the infrastructure and manage the property. The district plans to spend $16.7 million on improvements, including $2.2 million for roadways. The current owner is listed as KLP Villages.
A previous developer, WholeLife Properties of Texas, planned a six-story apartment building, but maximum building height now is 35 feet. The land was sold after WholeLife declared bankruptcy in June 2016.
