New commercial development on U.S. Hwy. 27/441 at Lake Ella Road could bring even more traffic to an already busy area.

The developer of the 145-acre subdivision called the Enclave at Lake Geneva has acquired an additional 45-acre parcel located adjacent to the development which will connect the project to U.S. Hwy. 27/441. The northern part of the development is located south of Lake Ella Road and north of Spring Lake Road.

The additional acres will include 100,000 square feet of commercial space and an additional 122 homesites bringing the total to 542 homes if approved by the Fruitland Park commissioners during July or August’s commission meeting.

The plan calls for a major grocery store and a possible restaurant site.

The homes will be between 1,500 and 2,500 square feet, will be one- and two-story and include three and four bedrooms. The homes will be constructed on 40 and 50 foot lots. Construction is expected to begin this summer with the clearing of the land.  The construction of the homes will begin by the end of next year.

The 15-acre commercial site is being marketed by Maury L. Carter & Associates. As part of their marketing effort Carter claims that the commercial area will experience traffic counts of 30,000 vehicles per day on U.S. Hwy. 27/441 and 2,300 on Lake Ella Road. The commercial parcel will have 540 feet of frontage on U.S. Hwy. 27/441. Preliminary site plans call for a grocery store, retail and restaurant buildings. It is anticipated that construction of the commercial area will begin after construction of homes is under way.
