A son who inherited his mother’s villa in The Villages has been put on notice about the lack of maintenance at the property.
The home located at 1686 Garcia Court in Villa De La Vista South was the subject of a deed compliance hearing Friday morning before the Community Development District 1 Board of Supervisors at Savannah Center.
Genevieve Lipnick purchased the vila in 1994 for $78,500. She died in 2023 and her youngest son, Dennis Lipnick, became the owner of the villa.

On Oct. 29, 2024, a complaint was received about overgrown weeds and trees. The property was brought back into compliance on Dec. 18. Another complaint about weeds was received on May 29. The property was brought back into compliance.
However, due to the second violation, Community Standards asked CDD 1 supervisors to label the property as a “Re-occurring Violation.” Such a classification would mean that a fresh violation does not need to be brought back for a public hearing before fines could be imposed. The board agreed to do so.
During the hearing, Community Standards indicated it had trouble reaching Lipnick, who lists a MacClenny address for the receipt of the property tax bill. Lipnick, who attended the public hearing, clearly bristled at the suggestion that he had not kept his contact information up to date.
CDD 1 Board Chairman Rocky Hyder emphasized the importance of making sure the contact information is accurate, with regard to phone numbers and email addresses.
“It’s a good reminder that if you own property in The Villages, you should update your contact information,” he said. “In this case, a public hearing could have been avoided.”
