A Brazilian wax business is looking to expand its footprint just north of The Villages.

FL Brazilian Wax, a personal care service business, has submitted a major site plan for a new location at 17051 S U.S. Highway 441, according to documents filed with the Marion County Development Review Committee (MCDRC).

The proposed studio would occupy a leased commercial unit on a 0.7-acre parcel located near the intersection of S U.S. Hwy 441 and SE 170th Street. The unit is next door to a hand surgeon’s office.

The new business is described as a low-impact, personal care service providing waxing and basic skincare.

According to application documents, the services are performed by licensed professionals and do not involve industrial processes or high wastewater flow.

The project was recently reviewed MCDRC on Monday, March 16.

That meeting was in regards to a request from Gislaine Freitas, the business owner, for a stand-alone waiver from mandatory sewer connection requirements.

Under Marion County Land Development Code, properties within a certain distance of a sewer force main are required to connect to the public system.

FL Brazilian Wax is asking for the waiver based on their minimal water usage, providing records from an existing location that shows an average consumption of only 22 gallons per month.

However, Marion County Utilities has formally recommended a denial of the waiver. Utility officials note that the parcel is currently served by Marion County Utilities water and sits within the required connection distance to a 4-inch sewer force main located on the west side of U.S. Hwy 441.

The utility department classifies the business as a “Barber and Beauty Shop” for wastewater flow calculations, indicating they do not support a waiver for this specific use.

The proposed facility’s floor plan includes five dedicated exam and treatment rooms of varying sizes, as well as a 14-foot by 15-foot lobby and a separate reception area.

The site also includes staff amenities such as a break room and a closet for technological equipment.

If approved by the Marion County Board of County Commissioners (MCBCC), the new Summerfield location would join the company’s existing operations in the region, which include a studio in Tavares.

The MCBCC will have the final say on the waiver request as the project moves through the remainder of the permitting process.
