Properties of The Villages has listed a home with a history of deed compliance problems.
The home at 4173 Silvana Way in the Village of DeLuna has been listed for $575,000.

What the listing fails to disclose is that the property was the subject of a deed compliance hearing this past week at the District Office at Brownwood.
Owners Joseph and Marta Murphy first heard from Community Standards when a complaint was filed on Aug. 1 for weeds at their home, according to testimony presented at the hearing on Monday at the Brownwood District Office. Staff found dead grass and weeds in the bushes, and the property was brought into compliance on Oct. 20.
However, staff received another complaint on June 6, this time for weeds “taller than the bushes.” The homeowners did not respond when staff knocked on the door, but Marta later answered a phone call. She stated the weeds would be addressed and later confirmed via email that removal would occur the week of July 13.
A recent inspection on July 16 determined the property, now for sale, was not in compliance.
Special Master Terry Neal, a retired Lake County judge, stated the property was still a mess.
“You’d think if she wanted to sell the house, she’d mow the grass and trim the bushes,” Neal said.
The Murphys purchased the bungalow villa in 2023 for $498,100.
They were granted seven days from the hearing date to remove the weeds. If the weeds are not removed, the District will be authorized to maintain the property at a cost of $250 per occurrence.
