Southern Oaks could have twice number of homes than when it was proposed a year ago

Wildwood commissioners approved a flurry of ordinances Monday night related to The Villages massive Southern Oaks development, including one that allows construction of up to 26,590 homes on 8,059 acres on both sides of the Florida Turnpike.

Final action on the ordinance, one of three that required state review, also added urban agriculture, community farming and development of recreational vehicles to permitted uses.

Southern Oaks now could have twice the number of homes than when it was proposed a year ago, then calling for 11,000 homes on 4,518 acres.

Maximum density also was increased, which allows construction of apartments and town homes.

Commissioners also voted to rezone 1,459 acres between State Road 44 and the Florida Turnpike to age-restricted development from various zoning categories for addition to Southern Oaks. Most of the property is in two clusters across from Buena Vista Boulevard and on both sides of County Road 468.

The third ordinance adds 97 parcels and 9,549 acres to the Wildwood Joint Planning Area, land outside the city limits that the city controls. The property is mostly south of the turnpike along County Road 470, although some parcels are north along U.S. 301. If all the land were annexed and developed, it would nearly double Wildwood’s population.

A site plan that amends the master plan for the Southern Oaks third phase also was approved. The plan adds another parcel increasing the acreage to 905 from 858. The third phase is north of CR 468 and southeast of the turnpike.

The area will include 15 neighborhoods, two golf courses and a multi-modal trail along the turnpike to a tunnel or bridge.

Commissioners also endorsed a site plan for Marsh Bend Trail, the main road that runs through the third-phase area.

They also approved Southern Oaks plats for the 61-unit Patricia Villas, the 54-unit Keller Villas and a neighborhood of 85 single-family homes.
