Lady Lake’s mayor and a longtime commissioner have signed off on the creation of a new community development district within the town “with hesitancy.”
The 378-acre CDD was approved unanimously at Monday night’s Lady Lake Commission meeting. It will be part of the massive development south of County Road 466 and east of Cherry Lake Road.
The size of the CDD will be 378 acres, which would be considerably smaller than CDDs in The Villages. Community Development District 11, which governs the Fruitland Park section of The Villages and includes the villages of Pine Ridge and Pine Hills, is 692 acres and includes 2,055 home sites. CDD 11 is one of the smaller CDDs in The Villages.
The CDD at Hammock Oaks will be a gated community with private roads.
Commissioner Ruth Kussard, a resident of the Village of La Reynalda, has noted that the CDD will be located within her ward. She has warned the project’s developer that she wants those residents to “be happy.”
She reiterated Monday night that homebuyers need to be told up front that the purchase of their home will come with a sizable bond to pay for related infrastructure.
She voted in favor of the creation of the new CDD “with hesitancy.”
Mayor James Rietz, a resident of the Historic Side of The Villages, echoed Kussard’s remark and also cast his favorable vote “with hesitancy.”
Chapter 190 in Florida created the special districts which usually include strict rules, including those governing deed compliance.
