A home being flipped in The Villages is carrying a $40,695 deed compliance fine.

The home located at 739 Cortez Ave. in the Village of El Cortez has been out of compliance since 2022.

The home was originally purchased in 1994 by Fred and June Powell. She died in 2019 at age 92. He is also deceased, but it’s not clear when he passed away. After their deaths, mold began growing on the home and the utilities were shut off. A complaint was received by Community Standards on Nov. 14, 2022 about the mold on the home, overgrown bushes and dead grass. The mold was removed, but the lawn remained out of compliance.

The case has been on the books for nearly three years, with $40,695 in unpaid fines.

This past April, the home was purchased for $100,000 by VRMTG Asset Trust of Dallas, Texas. The home is currently listed for sale at $254,900.

A listing on Redfin.com touts recent improvements to the home, including a new roof, new hot water heater, new carpet and new kitchen appliances. It also mentions fresh sod in both the front and back yards.

The unpaid fines are on the agenda for consideration by the Village Center Community Development District Board of Supervisors.
