A 26.5-acre property near The Villages was just acquired by an Arizona-based RV resort developer for $3.5 million.
Southern Paradise Village RV Resort LLC purchased the two vacant parcels from Oxford Village RV Resort LLC on June 1, according to a deed filed with the Sumter County Clerk of Courts.
Situated just west of the intersection of County Road 466 and US Highway 301, and bordering the northern edge of the Oxford Oaks community, the property is comprised of a 16.5-acre parcel and an adjacent 10-acre parcel.
State corporate records show that Southern Paradise Village RV Resort LLC is owned by the McGavin family, who operates the Sundance 1 RV Resort in Casa Grande, Arizona, among several age-restricted, active adult communities across Arizona, Nevada, and Florida. In the Sunshine State, the company currently operates locations in Palmetto, Gainesville, Winter Haven, and Sanford.
While formal site plans have not yet been filed with Sumter County officials, the buyer’s track record indicates the Oxford acreage is likely targeted for a similar active adult RV or manufactured home resort development.
The sale comes amidst heightened development in the areas in and around The Villages, with commercial lots and properties constantly changing hands.
Last year, plans advanced for a 270-unit multi-family residential development near Oxford Oaks, reflecting ongoing expansion along the County Road 466 corridor.
Less than a couple miles away from the site, a 1.61-acre commercial property housing a Truist Bank along Parr Drive was acquired for $3.189 million by multibillion-dollar real estate investment firm Agree Limited Partnership.
Other large real estate transactions nearby include the $8.1 million sale of a 6.91-acre commercial lot in Wildwood housing a Comfort Inn and Suites, Publix’s $32.5 million acquisition of its site at Trailwinds Village, and the $7.275 million acquisition of the Days Inn on State Road 44.
