A family of professionals serving The Villages, who spent $11 million to buy Shaquille O’Neal’s mega mansion in Windermere in 2021, just completed the acquisition of a shopping center in Sumter County for $2.1 million.
The West Oaks Center, which is situated on a 1.856-acre parcel located at 407 N West Street in Bushnell, was sold by Southern Properties Florida, LLC, to Sumter Pines, LLC for $2,100,000 on January 28.
The shopping center currently houses several businesses, including Grace Cafe, Pizza Hut, a physical therapy clinic, a hair and nail salon, and a dog snack shop.
State corporate records show that Sumter Pines LLC is owned by Seema and Rohan Khanna. The Khanna family has an extensive history in the area, managing multiple offices for both Premier Law Group and Premier Medical Associates, the latter of which was founded by Dr. Dinesh Khanna nearly 30 years ago.
In 2021, the Khanna family acquired Shaq’s 35,550-square-foot, 12-bedroom mansion in Windermere. The acquisition came just a few years after the family acquired former Tampa Bay Buccaneer Warren Sapp’s property in the same area for over $4 million.
According to property records maintained by the Sumter County Property Appraiser’s office, the family’s recently acquired Bushnell site features 80,852 square feet of commercial retail space.
The Khanna’s acquired the site less than four years after it was purchased by the previous owners, Southern Properties Florida, for $1,150,000 in June 2022.
The sale of yet another commercial property in Sumter County comes amidst several other similar sales.
DW Partners, a New York-based investment group with over $4 billion in profits, spent $5.49 million to acquire over 44 acres near The Villages in March.
Blackstone, Inc., which is the world’s largest asset management group, acquired a 10.94-acre commercial property in Wildwood for $4.5 million in mid-February.
That same month, TableRock Capital, a San Francisco-based real estate investment firm that manages one billion dollars in assets, acquired a multi-family housing complex next to The Villages for $8.65 million.
Several other large commercial real estate transactions were recorded in the area recently, including the sales of The Spruce Creek Terrace Shoppes, Better Times RV Community, the Days Inn by Wyndham in Wildwood, and a site anchored by a 7-Eleven in Sumterville.
