Villagers who have been waiting to have horses on their property or fresh eggs for breakfast had their wish come true.
The Villages has just released the new Chatham Acres, seven five-acre parcels off of SE Highway 42 at a cost for the property starting in the $500,000’s.
There is one entrance on Chatham Avenue, with the future Soulliere Villas which will be located to the south, and with Greenwood Villas located to the east. This is not a development district.
Postal Facility
Soulliere will be the location of mail. The Soulliere postal facility will open when 20 percent of the homes in the Village of Soulliere have closed.
• Temporary postal pickup will be at the entrance of the neighborhood.
Homesites are as follows:
• Available homesites will have a land reservation length of 120 days. Deposit to be $2,500 with balance of ten percent of homesite premium due within seven days.
• The homesites in this neighborhood will be available for future residents to build their dream home.
• There are seven homesites in this all electric neighborhood. This neighborhood includes two cul-de-sacs. (Home site 5 is sold)
• This neighborhood is an adult community designed to provide housing for persons 55 years of age or older. Each homeowner will pay a yearly amenity fee.
• The perimeter of home site 1 has Vista Wall on two sides and board fence on two sides.
• Homesite 2 has Vista Wall on one side and board fence on the three remaining sides.
• Homesites 3-7 have board fence around the perimeter.
• Homeowners will be responsible for the board fence between neighboring properties.
• All homes must have garages and be of at least 2,300 square feet.
• Each homesite may include up to two single family dwellings.
• The maximum impervious surface ratio of a homesite shall be ten percent (10 percent) per Marion county land development regulation.
• Wetlands (100-year flood plain areas) are an area in which the drainage easement would accommodate extreme events. No building structure would be allowed that would decrease the volume of storage. Fences would be allowed.

NEIGHBORHOOD
Dogs, cats and pet birds shall be permitted. The term “pet birds” shall not permit ducks, geese, turkeys, quail or other poultry. Chickens however may be permitted if continuously contained within a chicken coop approved by the Developer.
*No other animals of any kind shall be raised, bred or kept on any home site (no cows, sheep, goats and llamas for example).
• Homeowners may keep up to and not to exceed four horses on each homesite.
• If tree removal is needed due to location or size of home/structure, they may be removed at the expense of the homeowner.
*Price will depend on number and size of trees: + – $1,500 per tree.
• The current FEMA map does not show these homes in or near a flood zone. They are determined to be in flood zone X.
• The Villages has submitted the Loma and expect it to be approved in 45-60 days.
SERVICES PROVIDED BY HOMEOWNERS ASSOCIATION
The annual assessment levied by the Homeowners Associations shall be for the operation, repair and
maintenance of Common Elements.
• Common Elements, including but not limited to, the entry gates and similar features, drainage swales,
drainage easements and retention basins, all platted roads and rights of way within the property, street
signs, tracts A, B, C, D, common interior fence and the Perimeter fence.
Homeowners Association Fee: $6,624 annually.
Close date will be set once permits have been received. Could take +/- 90 days to receive permits.

Purchaser acknowledges the specific location of such items within the easements and right of ways and that these utility providers may place additional above ground items in the future.
DRIVEWAYS
Due to the grade variations, many homes will require a stem wall construction with the possibility of steps and railings. Some home sites may require dropped garage floors.
GENERAL HOME AND HOMESITE INFORMATION
Summer kitchens will require a propane tank buried in the ground on the home site. This will become
property of the owner.
