A property in The Villages that features a newly built 7-Eleven gas station and convenience store was just sold for over $12.3 million, marking yet another recent multimillion-dollar commercial real estate transaction for the rapidly growing area.

The 2.082-acre property, located at 11711 NE 62nd Terrace, was purchased by Carart Nevins LLC and Lisa Nevins LLC for $12,384,000 on April 15, according to a deed filed with the Sumter County Property Appraiser’s office.
The seller, Sered Villages LLC, acquired the site just over a year ago in March 2025 for $3.2 million. According to state records, Sered is registered to Christopher Kiritsis and the Diverse Development Group, a real estate investment firm.

Built in 2026, the 4,853-square-foot 7-Eleven at the site is situated at the signalized intersection of County Road 466 and NE 62nd Terrace. The location features seven multi-product fuel dispensers and 261 feet of highway frontage.
According to the commercial real estate listing, the property was sold with an absolute net 15-year lease in place. The 7-Eleven generates $650,158 in annual rent and features a contract that includes 10% rental increases every five years. Furthermore, the tenant has four five-year option periods, providing up to 35 years of potential tenancy and long-term income security for the new buyers.

The most recent eight-figure transaction is the latest in a wave of large commercial real estate sales in and around The Villages.
Recently, Publix purchased its own commercial site and neighboring retail parcels at Trailwinds Village for $32.5 million.
Other notable transactions include the sale of a property along County Road 466 for $2.65 million and a healthcare real estate group’s $9 million acquisition of a local assisted living facility.

Prior to those sales, a local restaurateur family invested $2.45 million into a warehouse north of The Villages, while a new Wawa situated at a busy Sumter County intersection was acquired for $2.585 million. In early April, a shopping center was purchased for $2.1 million by a family of Villages professionals, and a parcel across from Pinellas Plaza was secured for $1.3 million.
Even further back, Blackstone purchased an 11-acre property near The Villages for $4.5 million, and a newly opened marijuana dispensary housed at a former car wash site sold for $1.87 million.
