Developer details plans for new 80,750-square-foot shopping center

The developer of a new 80,750-square-foot retail space going in at U.S. Hwy. 27/441 offered details of the plan Wednesday night for Lady Lake commissioners.

Martin Dellebovi with The Benchmark Group offered a conceptual presentation of the development to be built on an 18-acre parcel of land across from Lady Lake Crossing, also developed by Benchmark. The new development will be known as “Lady Lake Commons.”

Dellebovi said he would be targeting national retailers who have “medium-sized boxes,” for the development.

His group has devoted about 11 months to designing the new shopping complex.

Work on the site could begin in the fourth quarter of this year, Dellebovi said. Retailers could be coming in during the fourth quarter of 2017, he added.

Benchmark has thus far brought in Best Buy at Villages Crossroads, Stein Mart at Lady Lake Crossing and numerous other retailers. The new Texas Roadhouse restaurant, scheduled to open next month next door to Lady Lake Town Hall, has been developed by the development group.

Benchmark would be purchasing the property from the Fennell family.

“Joe Fennell died suddenly around Christmas time in North Carolina,” Dellebovi said. He said he is now working with Fennell’s wife Nancy and his daughters.

The Fennells made the land available for Lady Lake to build its town hall 20 years ago. The street that runs beside town hall is named Fennell Boulevard.
