Patio villa in The Villages out of compliance after death of its owner

A patio villa in The Villages has been found to be out of compliance after the death of its owner.

The property at 17363 SE 77th Sycamore Ave. in the Sherwood West Villas was the subject of a public hearing Friday afternoon before the Community Development District 4 Board of Supervisors.

It’s not clear when the owner, James Dennis, died, but a death certificate was filed in March with the Marion County Property Appraiser’s Office.

The utilities at the home are past due, but have not been turned off, according to information from Community Standards. The law firm Boyette, Cummins & Nailos PLLC is handling the estate, and attorney Wade Boyette has petitioned the court to handle the affairs of the estate.

Community Standards on July 29 received a complaint about overgrown grass and weeds at the home. The complaint was verified the following day.

The property owner was given three days to bring the property into compliance. If not, a series of fines will be imposed. It also agreed to authorize the district to maintain the property twice a month in the summer and once a month in the winter. A $250 fine will be imposed each time the property is maintained.
