New commercial development will cater to future residents of Villages of Southern Oaks

A proposed land use amendment earmarks two new areas for commercial development in south Wildwood.

Special Magistrate W. Grant Watson recommended the amendment for city commission approval at a meeting Tuesday of the Wildwood Planning and Zoning Board.

The amendment maps out proposed land uses for the sprawling city from Oxford near County Road 466 and U.S. 301 to newly annexed areas south of the Coleman federal prison.

New commercial areas are proposed for an area along U.S. 301 and Warm Springs Avenue across from the Village of Fenney and for State Road 44 between Buena Vista and Morse boulevards.

Both commercial areas also would serve the Villages of Southern Oaks, where up to 65,000 homes may be built.

A mixed-use commercial area is proposed for the area near Fenney. It would extend north along the east side of U.S. 301 and west along the north side of Warm Springs Avenue. The area currently has scattered homes, but no commercial.

Commercial development also is designated along State Road 44 and County Road 44A between Buena Vista and Morse. The area currently has a few businesses and homes.

Another commercial area is planned on the north side of County Road 470 near County Road 501, which is down the road from the prison.

Watson also recommended a plat that adds four commercial lots on 5.8 acres at the Peppertree North development along U.S. 301 near the Peppertree Apartments.

The special magistrate also recommended a site plan for the 99-unit Bright Oaks Assisted Living and Memory Care Center planned for the west side of Powell Road about a half mile north of CR 44A.
